The Brick That Outlived Its Argument

Brick was dismissed as nostalgic for thirty years and is now the default cladding on half the buildings going up. Neither position had much to do with the material.

For most of the late twentieth century, specifying brick in a serious building required a defence. It was provincial, it was safe, it signalled a lack of ambition about what a wall could be. Then somewhere around 2010 it came back, comprehensively, and now the argument runs the other way.

Both phases were mostly about signalling. The material itself has a straightforward and unchanged case, and it is worth separating from the fashion that has twice been draped over it.

What brick is actually good at

It ages without maintenance. A well-detailed brick wall needs repointing at 50 to 80 years and nothing else. No coating, no sealant renewal, no periodic replacement of a proprietary component. This is a much rarer property than the cladding market implies.

It is dimensionally forgiving. A brick wall absorbs tolerance. A 15mm discrepancy over 6 metres disappears into the perpends. A panel system will not accept it, which is why panelised facades require a setting-out accuracy that the frame beneath them frequently cannot deliver.

It weathers legibly. Brick gets dirty in a way that reads as age rather than as failure. Render gets dirty in a way that reads as neglect, and a white panel gets dirty in a way that reads as a defect the client should be pursuing someone about.

It is repairable by anyone. A bricklayer can match a wall built in 1890. Nobody can match a discontinued cladding panel from 2009, which is a live problem on a great many buildings now reaching their first major refurbishment.

The slip and the honest wall

The complication is that most new “brick” buildings are not brick walls. They are brick slips, or brick-faced precast panels, or a single skin of brick supported at every floor on stainless steel angles.

This is not fraud, and pretending it is helps nobody. The reasons are structural and thermal: a modern wall needs 150 to 200mm of insulation, which puts the outer leaf too far from the frame to be self-supporting, so it hangs. Once it hangs, the outer leaf is a cladding, and once it is a cladding, the question becomes whether it is a good one.

Where it is: a genuine brick outer leaf on properly designed supports, with movement joints at correct intervals, behaves close to a traditional wall and will last. Where it is not: brick slips bonded to a carrier board depend entirely on an adhesive and a mechanical fixing pattern, and the failure mode — sections detaching — has already appeared on buildings under fifteen years old.

The difference is invisible from the pavement, which is exactly why it should be in the specification conversation.

The question that separates them How is the outer leaf supported, and at what interval are the movement joints? If the answer to the second is “we’ll coordinate that later,” the elevation has not been designed.

Movement joints are the design

Nothing gives away a poorly considered brick facade faster than its movement joints. Clay expands over its life; concrete frames shrink. The two must be allowed to move independently, at intervals of roughly 12 metres horizontally and at every floor where the leaf is supported.

Those joints are 15 to 20mm of sealant, and they will either be part of the elevation or an apology added over it. On the best contemporary brick buildings the joint lines are integral to the pattern — coinciding with a pier, a reveal, a change of bond. On the worst they run diagonally across a window head because someone calculated the interval after the elevation was drawn.

This single detail is a reliable indicator of how much attention the facade received. It takes one drawing to get right and it is permanent.

Why it came back

The revival is usually explained by taste, and taste is part of it. But the material reasons are more persuasive.

Insulation requirements pushed cavities wider, which made the outer leaf a cladding, which put brick on equal procurement terms with panel systems for the first time. Cladding fire performance became a governing concern, and fired clay is non-combustible without a certificate to argue about. Planning authorities in most European cities began asking for facades that relate to existing context, and brick is the context.

And a generation of architects had watched the first wave of composite panel buildings age badly. That last one is not fashion. It is evidence.
